Cracks Cause Concern

Three property owners along Jalan Dass in the city have lodged police reports due to cracks which have appeared on the ground behind their premises.

They alleged that the cause of the cracks was due to ongoing construction of the ‘s project along Jalan Veerasamy, which is on the opposite side of their back lane. Construction works started seven months ago.

Ipoh City Hotel manager Ms Yau Sau Kuan claimed the cracks had moved approximately 7 inches up the beam located at the entrance of the underground car park at the rear of the building. This was a cause for concern shared by the other complainants.

The developer of the hotel project when contacted said he was not aware of the police reports. However, due to the close proximity of the existing buildings to the construction site they had anticipated that complaints would be forthcoming and used the Bore Piling method, which reduces vibration and noise, instead of the conventional dynamic piling method.

Additionally they initiated a Dilapidation Survey Report. This survey report, using photographs and attached notes, records the structural condition of surrounding buildings before commencement work. It is a precautionary measure undertaken in the event of claim for damages.

He assured the complainants that the company was “sincere”. “We are open to discussion to solve these issues. Please approach us”, he added.

A check with the Ipoh City Council revealed that the council had not received any complaint from the owners of the premises in the location. The project is a joint venture between the council and the Developer.
